Vaishnavi AT-One Life Phase 4 is 227 residential plots, numbered 1 to 227 with no gaps on the filed plot schedule. Every plot is typed RESIDENTIAL on that schedule, and every one of them carries a filed area and filed boundaries in the Karnataka RERA project record. This page publishes the filed schedule rather than a marketing tile, because the two do not entirely agree and the difference matters to what you are buying.

The Scope, Stated Correctly Before Anything Else
227 plots on about 16.12 acres, the fourth phase of Vaishnavi's roughly 66-acre AT-One Life estate.
That sentence is worth reading twice, because the developer's own campaign page puts "66+ acres" and "898 plots" on the same screen as Phase 4 and a reader can easily carry both onto this phase. They belong to the four-phase estate, not to this registration. Phase 4 as filed is 65,229 sq m, which converts to about 16.12 acres. Across the four registered phases there are about 900 plots in total - the developer publishes 898, while the four filings sum to 899.
Of the filed 65,229 sq m, the saleable plot area across all 227 plots is 34,058 sq m, about 366,600 sq ft, or 52.2% of the phase. The remaining 47.8% is parks and open spaces, two civic-amenity sites and roads.

The dimensions in the second column are the metric dimensions as filed. The nominal sizes in the third column are the developer's own configuration-table figures, and they are what this site publishes; the arithmetic conversions land a fraction under the round numbers in two cases, and publishing that false precision would suggest a difference in what is being sold when there is none.
The Four Choices, and How They Actually Differ
30 x 40 - 1,200 sq ft, 123 plots
More than half the layout is this one plot. 123 of 227 sites, 54% of the phase, are 30 ft by 40 ft. If you are buying here, this is the default product and the one to compare against.
Two consequences follow, and neither is in any brochure. First, resale and rental comparables for this size will be the deepest of anything in the layout, simply because there will be more of them - that is good for price discovery and less good for standing out. Second, a 30 x 40 in a BIAAPA-sanctioned layout on Gram Panchayat khata is a specific building proposition: the setbacks, coverage and floor area you will eventually be permitted are governed by the sanctioning authority's rules for this layout, not by BBMP bye-laws, and that is worth confirming with an architect before you commit rather than after.
40 x 60 - 2,400 sq ft, 27 plots
Twenty-seven plots, exactly double the 30 x 40 area. This is the layout's large-format site, and at 27 of 227 it is genuinely limited in number - which is a fact about the schedule, not a reason to hurry. It suits a buyer planning a larger independent house with real setbacks on all four sides, or one who wants the option of a substantial garden. Expect a preferential-location charge on the better-placed of these; what Vaishnavi's PLC structure actually is has not been established, so ask for it in writing before you assume the headline rate applies.
30 x 50 - 1,500 sq ft, 2 plots
There are exactly two 30 x 50 plots in the entire phase. Both are on the filed schedule and together they account for 278 sq m.
This is the most useful single line on this page. A 1,500 sq ft site appears in the developer's configuration table alongside the 1,200 and the 2,400 with equal billing, which reads like a third choice. It is not a choice in any practical sense - it is two plots. If a 30 x 50 is what you want, ask which two plot numbers they are and whether either is still available before you build a plan around the size.
Odd-shaped sites - 1,035 to 5,409 sq ft, 75 plots
Seventy-five plots, a third of the layout, are irregular in shape. Their filed areas run from 1,035 sq ft at the smallest to 5,409 sq ft at the largest, on a combined 14,056 sq m. These are the corner sites, the road-curve sites and the parcels along the boundary, and every one of them is different.
There is no way to shortcut the diligence on an odd-shaped site. Get the plot number, then get that plot's own line from the filed schedule - its area and its four boundaries are recorded there individually. A site that looks generous on a layout drawing can lose usable footprint to an acute corner, and only the dimensions tell you that.



The Size Band - Two Published Ranges, and Which One to Use
The developer publishes two different plot bands for this project on the same website. A marketing headline tile carries one, narrower band; the configuration table further down the same page carries 1,035 to 5,409 sq ft.
Use the second. The 1,035 to 5,409 band is the one on which the filed plot schedule and the developer's own configuration table agree, and it is arithmetically consistent with the 75 odd-shaped sites and their filed areas. The narrower headline tile appears to be stale copy carried over from an earlier phase - it understates the top of the range substantially, and it would tell a buyer looking for a large site that this layout has nothing for them, which is not true. Where a marketed figure and a filed figure disagree on this site, the filed one is published.
What the Buyer Actually Gets
A plot here is a converted, sanctioned, registered residential site. Specifically:

Where the Layout Has Actually Reached
The promoter's own quarterly filing to Karnataka RERA for Q1 of FY2026-27, made on 16 July 2026, is the best available answer to "will my plot be ready".

Read as a whole: the promoter's July 2026 quarterly filing reports 65% completion overall, with plot formation at 70% and internal roads at 40%; power supply and plantation had not started, and ₹9.4 crore of an estimated ₹30.7 crore construction budget had been spent. The 65% headline is the promoter's own single-line self-assessment, and the components underneath it are the part worth reading.
The Sales Position, Stated Plainly
As at 16 July 2026, on the promoter's own filing: two Agreements for Sale executed out of 227 plots - plot numbers 36 and 37 - no sale deeds executed, and ₹1,62,27,031 collected from purchasers. Nothing had been withdrawn from the RERA-designated bank account. No association of allottees has been formed yet. The filing also records no borrowing against this project and no RERA-registered agents declared by the promoter.
This is an early-stage sales position, and it is published here for the same reason as everything else on this site - it is what the filing says. No urgency language appears anywhere on these pages, because with two agreements executed out of 227 plots there is no scarcity to invoke and any such claim would be untrue.
Price, and Why There Is No Price Table Here
The developer publishes no price of any kind. Every price field on its own website renders a gated enquiry link, the corporate page carries none, the 16-page sales presenter carries none, and the Karnataka RERA dossier carries none. That was checked across every developer-controlled surface.
A rate of about ₹8,500 per sq ft, and a ticket of about ₹1.02 crore for a 1,200 sq ft plot, circulate on third-party listing sites. Neither is the developer's figure and neither has been confirmed by the developer. Treat them as a starting point for a conversation, not as a rate card - and note that the circulating ticket range, roughly ₹1.02 crore to ₹4.92 crore, implies two different rates at its two ends, about ₹8,500 per sq ft at the bottom and about ₹9,096 per sq ft at the top. Whether larger plots carry a premium or the range was simply assembled from separate listings is not established.
What is fixed regardless of the rate: there is no GST on the sale of land, including developed land, and the statutory layer comes to about 7.65% of consideration - 5.65% total stamp duty, made up of 5% duty plus a cess of 10% of the duty and a rural surcharge of 3% of the duty, plus a 2% registration fee, raised from 1% on 31 August 2025. Separately billed clubhouse, legal and maintenance charges do attract 18% GST. The price page sets out the full build-up.
What to Ask For Before You Book
- The plot number, and that plot's own line from the filed K-RERA schedule - its area and its four boundaries. Do not accept a layout drawing alone, particularly for an odd-shaped site.
- The PLC structure in writing. Vaishnavi's preferential-location charges for corner, park-facing and wider-road plots are not established anywhere in the public record.
- The sanctioned water source named in the BIAAPA layout approval, and the actual borewell depth and yield on site.
- Whether your plot's rate is quoted on the nominal size or the filed area, for the odd-shaped sites especially.
- The clubhouse charge and its 18% GST, and the delivery date committed for the clubhouse against the 18 December 2027 filed completion for the layout.
- Confirmation of the rural surcharge at the sub-registrar. It is 3% of duty on a gram-panchayat parcel, but BIAAPA-area parcels are occasionally treated as urban, in which case it is 2%.

As at the July 2026 quarterly filing, power supply work - transformer and substation - had not started and was scheduled to begin from 1 August 2026.
No, and it is worth being precise about this. Phases I, II and III are at Bettanahalli village; Phase 4 is at Kamenahalli - a different revenue village in the same hobli. Phase 4 is on Kamenahalli land close to the delivered Bettanahalli phases, but the mapped road route between them runs 4.4 km, because no direct road north from the earlier layout into Kamenahalli is mapped. Either there is genuinely no through-connection, or the link is simply unmapped. Drive it before you assume the two are next door to each other.

The Karnataka RERA land-use table for Phase 4 records 34,058 sq m of saleable plots (52.2%) against 31,171 sq m of open area (47.8%), made up of 8 parks and open spaces totalling 6,543 sq m, two civic-amenity sites totalling 3,418 sq m, and 21,210 sq m of roads. The developer markets "over 50% landscaped, green and open spaces" and "14 thematic parks"; the filing for this phase says 47.8% and 8 parks. Internal roads are 9 m and 12 m wide, with an 18 m entrance avenue.
