That figure is the developer's own and it is stated consistently across the sales presenter and both of its websites, which is more internal consistency than most of its numbers show. No filed source states a clubhouse area, so 32,750 sq ft is the only figure that exists and it is a claim, not a specification.
What is fair to say about it as an observation rather than a benchmark: a clubhouse of that size serving 227 plots is a high amenity-per-plot ratio for a plotted layout of this scale.
The presenter carries floor-by-floor drawings with room dimensions, which is unusual for plotted-development collateral and is the most specific amenity information the developer has published. The dimensions below are as drawn, in feet and inches.

The ground floor is the sociable, everyday level - the one a resident passes through rather than visits. The multipurpose hall at 33'3" by 59' is the largest room on this floor, matched in the drawings only by the first-floor badminton court, the cafe and co-working space together run 26'9" by 47', and the convenience store matters more here than it would in a city layout: within roughly 5 km of this site there is no mapped supermarket or convenience store at all, so a store inside the gate is a genuine daily-life amenity rather than a nicety.

The first floor is the indoor sports and fitness level, and it is where the drawings are most convincing - a badminton court and a squash court both need specific clear dimensions and clear height, and both are drawn at plausible sizes rather than sketched into leftover space.

That distinction is worth confirming on the sanctioned layout drawing before you rely on any of them, because open-space amenities are the ones most often trimmed between brochure and delivery.

Every item in this cluster except the reading nooks maps to a dimensioned room on the presenter's floor plates, which is the strongest correspondence between claim and drawing anywhere in this collateral. The co-working space is the one to think about hardest: the nearest large office address, Prestige Tech Cloud Park, is 10.4 km away and everything else is considerably further, so a working-from-home household will use that room heavily.

The pool and pool deck are drawn on the clubhouse ground floor. The party lawn, amphitheatre and outdoor fitness station sit in the layout's open space, alongside the eight parks the filing records.

All four are dimensioned rooms in the clubhouse drawings, on the first and second floors.
Shared spaces - community gardens, outdoor dining areas, viewing deck, grand clubhouse reception, majestic entrance portal, tree-lined avenues, water features, fruit orchard.
This is the landscape and arrival cluster, and it is the softest of the five - "water features" and "community gardens" are design intents rather than facilities, and none of them is dimensioned. The reception is drawn, at 29'6" by 24'3". The entrance is described by the developer as an 18 m grand entrance avenue, which is its claim and its number; the layout's internal roads are the filed 9 m and 12 m.
The developer also describes a 2-acre central activity space. That figure originates at estate level rather than as a Phase 4 filed figure, so treat it as a description of the wider AT-One Life estate. A 0.5-acre pond appears in one campaign highlight strip that mixes estate-level and phase-level facts; whether it sits inside Phase 4 is not established.
Open Space, and the Number to Use
The filing records 47.8% of the phase as open area - eight parks and open spaces, two civic-amenity sites, and roads - against 52.2% saleable plots. Close to half the layout, as filed.
The developer's marketing describes "over 50%" open space, and its estate pages take the estate's total developed acreage and caption it a second time as green space - the same number doing two different jobs on one screen. Neither belongs on a Phase 4 page. The 47.8% is the filed figure for this phase, and the estate total is the whole four-phase development's land, which cannot simultaneously be its open space. Where the developer refers to fourteen thematic parks, that count belongs to the master development, not to this registration - Phase 4 files eight parks and open spaces.
Utilities, Which Are the Amenities That Matter Most Here

Devanahalli taluk is officially classified over-exploited for groundwater, and its water table fell from 32.2 metres below ground level in March 2015 to 73.74 metres in March 2024. Any amenity programme here - pools, landscaping, a fruit orchard, water features - runs on that groundwater. Ask for the sanctioned water source named in the BIAAPA layout approval before you weigh the amenity list.

What to Confirm Before You Rely on Any of This
- Is the clubhouse inside the Phase 4 registration, or is it an estate amenity shared with the delivered Bettanahalli phases? The filed record for Phase 4 does not settle this, and it changes both who pays for it and who uses it.
- What date is committed for the clubhouse, against the 18 December 2027 filed completion for the layout itself. A plot can be registered and handed over long before a clubhouse opens.
- What the clubhouse charge is, and its 18% GST. Clubhouse and amenity charges are separately billed and are GST-liable, unlike the land itself, which attracts none.
- Which amenities appear on the sanctioned BIAAPA layout drawing. The courts, nets and rink in the open space are the ones a drawing will confirm or quietly omit.
- Who maintains all of it, at what rate per sq ft per month, and for how long before an association of allottees takes over. No association has been formed yet.
